Legalities

Our respective solicitors review the proposal and agree a plan of action.

A standard agreement sets out the necessary terms and timescales for us to work within. This ensures all legal aspects of the proposal are laid out clearly before planning work commences.

Permission

We work to obtain planning permission and cover all the associated costs.

All site visits, surveys, design works, and the planning application will be undertaken. Inspire Land and New Homes absorb the cost of all works eliminating any risk to you.

Completion

We pay you the price agreed and the sale is completed!

How long does the process take?

It varies, but typically 9-12 months to obtain planning permission and complete the sale of the land.

Is planning permission guaranteed?

No. All our schemes are of the highest standard but ultimately the local authority has the final say. It can be very difficult and time-consuming to negotiate the planning system and get it working for you unless you have the experience. Sometimes despite the best chance of success the planning application can be refused.

What happens if planning permission is refused?

Inspire Land & New Homes would forfeit any cost incurred. As this is at our risk.

What are the risks for me as the land owner?
